What do you do when your tenant doesn’t pay the rent? How much money can you withhold from your tenant's security deposit at move-out? If you handle your tenant's security deposit payout incorrectly, what remedies does your tenant have against you under Georgia law? I have provided the materials on this page to answer these and other questions for "Do-It-Yourself" landlords in Georgia. If you are looking for a specific kind of landlording form or document and you don't see it here, let me know and I'll see if I can find something that will help you. Also, if you find the materials here useful, please give me a five-star review at Google+ or Yelp. Positive reviews really help us.
Materials on this page have been either collected or written by me, Andy Ritan, the owner and broker of Ritan Property Group, Inc., a full-service residential property management company located in Atlanta, Georgia. I provide three kinds of resources here:
1. Contracts, forms, and various guidebooks I found for free on the Internet for residential property management in Georgia which I have re-posted here. I am not the author of these materials but I believe they are best of the freely available forms on the Internet for landlording in Georgia. I hope I have provided value in offering them together in once place for your download. Here is a list of the forms in this section:
2. Forms which I have developed over the years for Ritan Property Group. These have been reviewed by a variety of attorneys and battle-tested by me and my property managers in landlord-tenant county courtrooms over the years. I altered the forms to remove my company logo and other references to my company. These forms are ready for you to edit and use.
3. Video blogs. My intention is to produce one per week for six months or so until I have covered about 25 different topics on landlording in general and evictions in particular. I will discuss how and why to use specific forms that are available for download from this page.
